SAISEI FOR TWO OFFICE BUILDINGS

This project is to rehabilitate a 50-year-old reinforced concrete apartment building with a total floor area of 600m2 into a medium-sized office building in Shibuya Ward, Tokyo. In order to increase the effective floor area and reduce the building weight, the existing balcony and part of the slab were removed and a steel-frame addition was constructed. Renovation project of a 50-year-old 11-story reinforced steel-framed concrete office building. The project required the resolution of excess floor-area ratio and seismic reinforcement in accordance with the old seismic resistance standards. The renovation work was carried out while continuing to lease the building to the existing tenants. A new semi-outdoor space was inserted while retaining the tile facade and potted window frames that are the face of the Toyokuni Building.
