The first basement and second floors are open to the street and house community businesses such as cafes and gyms. Residential units and offices are located on the third to eighth floors via an intermediate seismic isolation layer. The owner and designer have established a joint company to manage and operate the entire building. Rents on the upper floors are lowered to increase price competitiveness, while community businesses on the lower floors create contact with the local community and enhance the overall serviceability of the building.
