This is Marriott International's fourth hotel in Japan. It is located on a site with height restrictions imposed by the new landscape ordinance enacted by Kyoto City in 2007, and was constructed by demolishing the Hotel Fujita Kyoto (completed in 1969 and designed by Junzo Yoshimura), which was closed in 2011. The building is 122 m in the north-south direction and 15 m in the height of the eaves, with 134 guest rooms above ground and the common areas of the hotel in the basement, despite the severe height restriction.
